ROOF INSPECTION BEFORE WINTER HITS

Even though the leaves haven’t started to change here in the Greater Detroit area, the chill the morning air means winter will soon be upon us, so it’s time to make sure your home can protect you from another wonderful winter in Michigan.

Winter is hard on your roof, and it needs to be in good shape to keep you and your family comfortable and protected from the elements.  Your roof along with proper insulation and ventilation helps keep down your energy costs.

Your roof is designed so that rain, snow, and ice don’t accumulate on your house. By making sure that your “Roofing System” is working well, you’ll make sure that snow, ice and hail stay off of your roof so that they don’t linger causing damage, AND you don’t send too much of your hard earned money to DTE!

Here are a Few Things to Look For With Just a Quick Peak at Your Roof:

Granule Loss:  If you see bare spots on your roof or an excessive amount of granules in the gutter system or your landscaping.

Missing Shingles:  Heavy winds and even shifting snow and ice can literally rip shingles right off your roof. Shingles that are torn or missing make your roof very susceptible to leaks, water damage, rot and mold .

Curling or Cracking: If you have asphalt shingles, a sure sign of aging is edges that are starting to curl and become brittle. New shingles are pliable and bend to a degree. If you can see curling and cracking, the shingles are most likely starting to fail.

Leaks:  While a small leak in a young roof can often be repaired, multiple leaks in an older roof indicate that a new roof should be a top priority. Fixing roof leaks is essential to the health of your family and the structural integrity of your home.

Age: Asphalt shingles generally have a lifespan of 20 years, depending on local weather conditions and many other factors. If your roof is 20 years or older, it should be inspected as there is a chance bigger (costly) repairs down the line if a potentially small problem isn’t attended to.
